Why hasn't my house sold?

It's an all too common question for home sellers these days.  Even in the San Antonio real estate market, there are plenty of homes that just don't seem to be selling.  I saw one listing the other day that had been on the market for two and a half years.  That's a long time to wait.  With all that has happened in the economy and the housing markets, there is (as would be expected) a lot of trepidation and anxiety when listing your San Antonio home for sale.

No one wants to get stuck holding onto their home once they've made up their minds to move, so the goal is faster sales at the best possible prices.  So how does a San Antonio seller get this done?  Three key factors - price, condition, and marketing.  Watch the video for a more in depth look at how these three factors can affect the sale of your home and ideas of what you and your San Antonio Realtor ® (which, hopefully, is me) can be doing to make the sale go quicker and smoother.  Let's get these homes sold and off the market!

Funny how the seller controls two of the three key factors; however the agent gets the blame if the house does not sell.

Hello Matt: Two and a half years is long time to wait for anything. One must conclude the sellers don't really want to move all that badly.

Many of our properties have been on the market over 1000 days. They have been chasing the market down. They are not really motivated, it seems the motivated ones end up in a short sale. We have a property listed extremely low, and still no sale. It is to difficult to get financing for second homes.

The marketing correctly part is where sellings need to google the broker, agent, tract how he handles other properties in the herd and then look at brand x, y, z and the differences, the reach and penetration, frequency will astound them. Whale of a difference on how someone approaches the listing, marketing, selling.
